Terms of cooperation

Last updated: 1 November 2026

General terms and conditions for the provision of holiday property management services

These terms govern the cooperation between SynticNet s. r. o., which provides services under the Pod kľúčom brand, and the property owners who use its services.

They explain the scope of the services provided, how the fee is calculated, financial statements, and the basic rights and obligations of both parties.

1. Service provider

Services under the Pod kľúčom brand are provided by:

Company name: SynticNet s. r. o.

Registered office: A. Pietra 10645/17, 036 01 Martin, Slovakia

Company ID: 47 675 641

Tax status: The company is not a VAT payer.

Email: podklucom@gmail.com

Phone: +421 944 521 534

In these terms, SynticNet s. r. o. is referred to as the “Manager”.

The person ordering management of a property is referred to as the “Client”.

2. Scope and nature of the cooperation

We provide management services for holiday properties intended mainly for short-term accommodation in the Turiec region.

We focus primarily on chalets, cottages and holiday homes. We assess the suitability of each property and the options for working together individually.

These terms govern the relationship between the Manager and the Client. They do not apply directly to guests, whose stay is governed by separate accommodation terms.

The specific scope of services, the commission rate, the method of financial settlement and other conditions are set out in the individual property management agreement.

If the individual agreement deals with a matter differently, the express agreement of the parties takes precedence, provided it complies with applicable law.

3. How does cooperation begin?

Cooperation begins with a free, no-obligation consultation, during which we get to know the property, the owner’s expectations and the rental options.

We then prepare a proposed scope of services and a price offer.

Sending the contact form or attending the initial consultation creates no obligation to enter into a contract or pay a fee.

Contractual cooperation begins when an individual agreement is signed. Before services start, the parties agree the necessary documents, access, means of communication and the date for handing over the property.

These terms become part of the agreement if the Client was able to read them before signing and they were properly incorporated into the agreement.

4. Services offered

The scope of services depends on the chosen package and the individual agreement.

Full Service, 20%

This package is for owners who want to entrust the complete management of their rental to us.

It mainly includes:

  • Managing bookings and communicating with guests
  • Organising arrivals and departures
  • Arranging cleaning and laundry after stays
  • Checking the condition of the property and keeping photo records
  • Managing listings and booking calendars
  • Ongoing price setting
  • Coordinating maintenance and necessary repairs
  • Monthly statements of income and costs

Full Service + Growth, 25%

This package includes the Full Service services and extended marketing activities, mainly:

  • Managing Instagram and Facebook
  • Creating and publishing content on social media
  • Ongoing refresh of listing photos and texts
  • Preparing seasonal offers and stay packages
  • Suggesting extra services for guests
  • Marketing planning and reviewing results

Tailored offer

For larger properties, several properties, or where only selected services are required, the scope of cooperation and the commission rate are set individually.

The percentage rates stated on the website are starting rates. The exact fee and scope of services become binding only once agreed in the individual agreement.

5. The Turiec Properties group

As part of our services, we develop cooperation and joint presentation of properties under the Nehnuteľnosti Turiec (Turiec Properties) brand.

Depending on the agreed package, participation may include joint presentation, recommending available accommodation, cooperation in providing services or joint marketing activities.

We charge no separate membership fee for belonging to the group itself.

The extent of participation depends on the chosen package and the individual agreement. Extended promotion, joint campaigns and the creation of stay packages belong mainly to the Full Service + Growth package.

Membership of the group is not a guarantee of any specific number of bookings or level of income.

6. Commission and how it is calculated

The Manager’s fee is normally set as a percentage commission on completed stays.

The base for calculating the commission is accommodation income after deducting booking platform fees and the costs of cleaning, laundry and related supplies, which are included in the agreed costs of preparing the property after a stay.

The resulting base is multiplied by the percentage rate stated in the individual agreement.

We charge commission only on completed stays. We charge no fixed monthly fee for managing the rental itself.

No commission is charged on cancelled stays or stays that did not take place. Any cancellation fees received, non-refundable payments and costs arising from a cancelled stay are settled separately according to the booking conditions and the individual agreement.

Any corrections to previous statements, refunded payments or fees charged afterwards are taken into account in the next statement or in the final financial settlement.

The Manager is not a VAT payer. VAT is therefore not added to the agreed commission or to the prices of the Manager’s own services.

Example calculation

For an illustrative €500 stay, the calculation might look like this:

Item Amount
Income from the stay €500
Booking platform fee −€64
Cleaning, laundry and related supplies −€70
Base for calculating commission €366
Manager’s commission at 20% −€73.20
Balance after these costs €292.80

This example is illustrative and does not include all of the owner’s costs. The owner also covers their own expenses for running the property and any legal obligations.

7. Cleaning and running costs

We charge cleaning, laundry and related supplies at actual cost, with no markup.

The amount of these costs depends mainly on the size of the property, its capacity, the extent of the work required and other circumstances.

If the Client wants additional services, or if exceptional costs arise that are not part of ordinary management, their scope and price are agreed in advance, unless it is an urgent situation under the following article.

The costs of utilities, internet, owner’s insurance, inspections, local fees and other expenses related to owning and running the property are borne by the Client, unless expressly agreed otherwise.

8. Maintenance and repairs

The Manager organises routine maintenance and coordinates necessary repairs to the property according to the agreed scope of services.

The rate for repair work carried out by the Manager or its workers is €25 an hour plus the actual cost of materials.

If a repair is carried out by an outside supplier, the parties agree its price separately. The stated hourly rate does not automatically apply to the prices of outside specialists.

We carry out larger repairs or expenses beyond ordinary operation with the Client’s prior approval.

If there is an imminent risk of damage to property or to safety, we may arrange the measures needed to prevent or limit the damage even without prior consent, if it cannot be obtained in time.

We inform the Client of such a situation without undue delay and provide an overview of the measures taken and the costs incurred.

The exact rules for approving repairs and any financial limits are set out in the individual agreement.

9. Receiving payments and statements

The Client can choose one of two models of financial cooperation.

Model A: the Manager receives payments from guests

The Manager receives payments related to bookings into the account agreed in the contract, within the authorisation granted by the Client and in accordance with the relevant laws.

After the end of the month in question, the Manager prepares a financial statement showing completed stays, payments received, platform fees, costs and its commission.

The Manager transfers the relevant amount to the Client by the date agreed in the individual agreement.

Model B: the Client receives payments from guests

The Client receives payments from guests into their own account.

The Manager prepares a monthly statement and issues an invoice for the agreed services.

The invoice is due within 7 days of delivery, unless agreed otherwise.

In both models, a record of bookings, income, costs and the Manager’s fee is kept.

The specific method of receiving payments, the Manager’s authorisations, the procedure for refunds and the settlement dates are set out in the individual agreement.

10. Accommodation prices and booking management

We set accommodation prices according to the season, demand, occupancy and other relevant circumstances.

We agree minimum prices, house rules and the conditions for any discounts with the Client in advance.

Within the agreed rules, the Manager may adjust prices on an ongoing basis with the aim of achieving the best possible rental results.

The Manager does not guarantee any specific occupancy, number of bookings or level of income.

For existing listings and accounts on booking platforms, the way they are managed or access is taken over is dealt with individually, according to what each provider allows.

11. The Client’s obligations

The Client undertakes in particular to:

  • Provide truthful information about the property, its condition and equipment.
  • Ensure that the property can be used for the agreed purpose in accordance with the law.
  • Keep the property in a safe and working condition.
  • Arrange the inspections, checks and technical documents required by law.
  • Arrange adequate insurance for the property.
  • Hand over the agreed keys, access and other materials needed for management.
  • Inform the Manager in good time of faults, restrictions or other facts that may affect guests’ stays.
  • Pay the agreed costs and the Manager’s fee.

The Client may also use the property for their own purposes. The dates required must be notified in advance and blocked in the booking calendar.

Bookings that have already been confirmed cannot be cancelled unilaterally merely because of a later request for the owner’s own use of the property. Any change is dealt with by agreement, taking guests’ rights into account.

12. The Manager’s obligations

The Manager undertakes to carry out the agreed services with professional and reasonable care.

In particular, the Manager:

  • Communicates with guests and provides the agreed activities related to stays.
  • Manages bookings, calendars and prices to the agreed extent.
  • Organises cleaning, inspections and necessary maintenance.
  • Informs the Client of important events and any problems found.
  • Keeps the necessary records and prepares monthly statements.
  • Respects the agreed rental rules and the authorisations granted by the Client.

We may work with outside suppliers when providing services.

13. Handover of the property, damage and insurance

Before management begins, we normally draw up a handover report recording the condition of the property, its equipment, inventory and the access handed over.

After stays, we carry out inspections according to the agreed scope of services. We document any damage found and inform the Client.

If a guest causes damage, we provide assistance in resolving it with the guest, the booking platform or the relevant insurer.

Successfully obtaining compensation from a guest or third party cannot be guaranteed.

The Manager holds liability insurance for damage related to its activities. The specific scope of cover, limits and exclusions are governed by the terms of the relevant insurance policy.

This insurance does not replace insurance of the property itself, which is arranged by the Client.

The Manager’s liability for any damage caused is assessed according to applicable law and the individual agreement. These terms do not limit any rights that cannot be excluded or limited by law.

When managing a rental, we also provide assistance with administrative activities related to accommodation.

By agreement, this may include guest registration, the local accommodation tax, the relevant reporting obligations, preparing the terms of stay and materials for accounting.

The specific division of obligations between the Manager and the Client is set out in the individual agreement.

An agreement between the parties does not change who is responsible under the relevant laws for meeting a specific legal obligation.

Accounting and tax services are not automatically part of the management packages. If you’re interested, they can be arranged separately.

15. Duration and termination of cooperation

The duration of the cooperation is stated in the individual agreement.

Unless agreed otherwise, either party may terminate the agreement in writing with 30 days’ notice. The notice period begins on the day after the notice is delivered to the other party.

When cooperation ends, the parties agree the procedure for bookings that have already been confirmed.

Where possible, these bookings are completed or handed over to the Client or a new manager, so that commitments to guests are respected.

After the cooperation ends, the Manager prepares a final financial statement and hands over the entrusted keys, access and necessary materials.

Termination of the agreement does not extinguish obligations that arose while it was in force, or the parties’ statutory rights, including any right to withdraw from the agreement.

16. The consumer’s right to withdraw from the agreement

If the Client acts as a consumer when entering into the agreement, the relevant consumer protection laws apply to them.

With a service agreement concluded at a distance or off-premises, a consumer normally has the right to withdraw from the agreement without giving a reason within 14 days of its conclusion.

If the agreement was concluded during or in connection with an unsolicited visit, or at or in connection with a sales event, the law sets a 30-day period in specified cases.

The consumer can give notice of withdrawal by a clear statement sent to the company’s address or by email to podklucom@gmail.com. They may also use the model withdrawal form, but this is not compulsory.

If the consumer expressly requests that services begin before the withdrawal period ends, special statutory rules apply, including possible payment of a reasonable share of the services already provided.

Before such services begin, the Manager will ask for the necessary express consent and provide the information required by law.

On valid withdrawal from the agreement, the Manager refunds payments received within the statutory period and to the statutory extent, normally within 14 days of receiving the notice of withdrawal.

The consumer’s statutory right to withdraw from the agreement is not affected by the agreed 30-day notice period.

17. Feedback, complaints and dispute resolution

If the Client has concerns about the services provided, they can contact us by email at podklucom@gmail.com or in writing at the company’s registered office.

We recommend stating which property or service the matter concerns, describing the problem and saying how you would like it resolved.

We look into every matter and will try to resolve it without undue delay.

If the Client is a consumer and believes their rights have been infringed, they can send us a request for redress.

If we reject the request or do not respond within 30 days of it being sent, the consumer has the right, under the statutory conditions, to contact the relevant alternative consumer dispute resolution body.

One such body may be the Slovak Trade Inspection (Slovenská obchodná inšpekcia).

Information on alternative consumer dispute resolution is available at www.soi.sk.

This does not affect the right to go to the relevant court.

18. Personal data protection

When providing our services, we process personal data to the extent necessary for communication, for entering into and performing the agreement, and for meeting legal obligations.

Detailed information on how we process the personal data of website visitors and people interested in our services is set out in the Privacy Policy.

The processing of guests’ personal data and the parties’ related obligations when running accommodation are also dealt with in the individual contract documents.

19. Final provisions

Legal relations between the Manager and the Client are governed by the laws of the Slovak Republic.

These terms apply to the extent that they form part of the signed agreement.

We publish the current version on our website. Changes to these terms do not automatically apply to agreements already signed. Changes to existing cooperation are made in accordance with the individual agreement and the relevant laws.

The terms may be available in Slovak and English. If they differ, the Slovak version prevails, unless a valid individual agreement or binding law provides otherwise.

If you have any questions, you can contact us at podklucom@gmail.com or on +421 944 521 534.
